Every PM who has ever run a closeout knows the binder. Boxes of O&M manuals, warranty certificates, and commissioning reports get handed to the owner's team on turnover day, everyone shakes hands, and the whole pile gets shelved in a server folder nobody opens again until three years later when a lender or an ESG auditor calls asking for the building's embodied carbon numbers, and the answer is a shrug. The PM who actually built the thing is two projects away by then, and the owner's asset management team is left reverse engineering data that technically exists somewhere in that stack.
That gap, between the mountain of data a construction project generates and the almost total inability to query any of it once the ribbon is cut, is exactly the seam a merger announced this week is trying to close.
Lookthrough, a Zurich based real estate decision intelligence platform founded in 2017 by CEO Marcel Staub, announced on August 24 that it is joining forces with BuildingMinds, a Berlin based AI data platform for real estate portfolio management, combining the two into a single company. BuildingMinds was launched in 2018 by Schindler, the Swiss elevator and escalator maker, as an internal bet on building data, and is now led by CEO Marek Sacha. Its software automates the unglamorous work that usually falls to a spreadsheet and one very patient sustainability analyst: ESG data collection, decarbonization planning, and compliance reporting against frameworks including GRESB, SFDR, and the EU Taxonomy. Combined, the two companies say they cover more than 100,000 buildings across 64 countries on six continents, and the deal is expected to close in the fourth quarter of 2026, subject to customary closing conditions.
What makes this worth flagging outside the real estate trade press is where it sits in the construction data pipeline. Most of the AI headlines this year have been about the moment work happens: an agent reviewing a bid, an excavator digging a trench without an operator, a daily report getting read by a model instead of skimmed by a tired superintendent. Lookthrough and BuildingMinds sit downstream of all of that, in the part of a building's life that starts the day the ribbon gets cut and runs for decades after. Embodied carbon figures, warranty timelines, equipment specs, retrofit history: that is the raw material construction firms generate constantly and structure barely well enough for anyone to use later. An owner sitting on tightening ESG compliance deadlines does not get to shrug at that binder anymore, which is presumably why two separate companies built around solving the same problem decided combining was faster than competing for the same institutional clients.
The deal also lands inside a broader funding pattern worth noting. Research firm Memoori reported that 46 AI powered AEC startups raised a combined 616 million dollars in the first half of 2026 alone, nearly double the full year total for 2025, when 31 funded AEC software startups raised 318 million dollars combined. Memoori's analysis names the established AEC software vendors, Nemetschek, Autodesk, Trimble, Hexagon, Bentley, and Procore, as the primary strategic investors behind that growth, alongside traditional venture capital. Lookthrough and BuildingMinds are not on that list of acquirers, but the underlying logic is the same one showing up across the industry lately: better to own the data platform outright than to license someone else's view into it.
None of this is as visually dramatic as an autonomous excavator or a robot laying brick, and a Zurich to Berlin merger in real estate proptech is not going to trend the way a nine figure robotics round does. But it is a useful reminder that the AI transformation moving through construction is not only about building things faster. It is also about finally being able to answer a question about a building years after everyone who built it has moved on to the next job, which for an owner facing a compliance deadline is arguably the more urgent problem.
